San Jose, CA Q2 2015. First Guardian Group (FGG) is pleased to announce the successful close of escrow for a Walgreens in San Antonio, TX.  Located in the Camelot Shopping Center, the TIC owned property is 100% occupied by Walgreen Co. on a twenty year double-net lease.  In taking over management and marketing activities for the property, the greatest challenge facing FGG was the four months remaining until maturity of the loan.  FGG conducted a nationwide marketing campaign, then worked closely with the buyer, lender, and the co-owners’ legal firm to facilitate gathering required correspondence and documentation needed to conclude a successful and timely sale’s transaction.  FGG’s significant experience in working with CMBS lenders and managing TIC owned assets in collaboration with other buyer and seller representatives, resulted in a smooth, on-time close bringing in multiple offers above asking price, and returning over 100% of original equity (including prior distributions).  Happy TIC owners expressed:
